ご相談時は大体で構いませんので、特に重視していること、部屋のイメージや数、部屋の用途、ご予算などお聞かせください。既に土地が決まっている場合は、土地の資料や現地写真をお持ちでしたら合わせて確認させてください。 Please share with us what you prioritize most for the building, your image, how you will use the building, number of rooms, budget, and other. If you already have the land, we would like to see materials, site photos, etc.

設計・監理料はどの位必要ですか? About how much are design & supervision fees?

設計・監理料は、国土交通省の告示による算定表に基づき、適切な価格をご案内しております。土地や建物の規模、構造計算の有無、ご依頼主様のご要望などにより費用は変動します。 The standard for design & supervision fees are stipulated by government guidelines. We calculate design & supervision fees according to a calculation chart based on the notification of the Ministry of Land, Infrastructure, Transport and Tourism. This will fluctuate depending on scale, requests, and structural calculation.

調査のみ依頼することは可能でしょうか? Would it be possible to request a survey only?

もちろん可能です。海外にお住まいの方など、日本に来れない方を中心に依頼をいただいております。建築に携わる専門家が、法令と既存建物とを照らし合わせて遵法性の調査を実施します。英語でのやりとりに対応しておりますので、お気軽にご連絡ください。 Of course. 一つ目のメリットは「自由度とデザイン性が高いこと」です。例えば、土地が小さく形状が複雑であっても、環境やご要望に合わせた設計を実現できます。二つ目は「設計と工事を別会社が担当する」という点です。建設会社に対して見積書の査定や工事監理を、第三者の立場で行うため、お客様に寄り添った提案が可能です。 There are two major benefits. One is the high levels of freedom and design. For example, we can flexibly work with land with a complicated configuration or a very small plot of land. We will provide a design that takes thorough consideration of your requests, site configuration, and environment. The second benefit is that the design and construction are done by separate companies. We can take the standpoint of a third-party specialist toward the contractor to assess the estimate and supervise construction. This makes it possible to provide proposals from the client standpoint, assess if construction fees are reasonable, and impartially supervise construction.

工事実績や技術力の評価などを照らし合わせ、信頼出来る施工会社を3社程度選定して、設計図による見積を比較し、その設計に最も適した施工会社を提案させていただきます。またお客様が指定した施工業者で工事を進めることも可能です。 We compare construction records and reviews of technological capability to choose approximately three trustworthy contractors. After comparing their estimates based on the drawings, we will suggest the most fitting contractor for that design. It is also possible to proceed with construction using the contractor designated by the client.
